    Default Average selling time in South London

    We have just put our house on the market. I am wondering on average how long does it take to sell a house? We are in a desirable location in Byron. House is under 7 years old.

    How many 'showings' must I go through? Open houses?

    I understand there are many variables. Priced right? Location?

    But on average how long will this last?

    We have had 12 showings in 9 days, and one open house with 8 couples. And no offers.

    Feedback is all positive. Drawbacks are out of the buyers price range.

    Overall shows well according to all agents.

    I just feel overwhelmed by having to pack up the kids, and find something to do for showing. I am spending to much time eating out, and shopping. It seems our showings never happen during playgroup hours

    Below I have attached monthly sales report for the last 6 months for the Byron area. Without knowing more details about your property, this is a general overview including ALL properties.

    Month Average List Duration
    FEB-2010 41 days
    JAN-2010 75 days
    DEC-2009 78 days
    NOV-2009 35 days
    OCT-2009 36 days
    SEP-2009 47 days
    Averages: 50 days

    The amount of showings is unknown until the right buyer comes along and is looking for everything your home has to offer.

    Open houses are really up to you. I certainly think the first few weeks after its been listed is the best time for open houses and peroidically after that. If you want to stop having open houses speak to your agent and say that you have had enough or would like a break from them.

    You are right that there are many variables. Price, location, updates/upgrades.

    Have you received any feedback on the list price of your home?

    All properly priced homes will sell within a reasonable time frame.
