    Default finished basement - no permit

    We have a finished basement and no permit was obtained. How would that affect us if/when we decide to sell?

    I don't feel that as a seller, it will affect you too much. It is extremely common to find a home that has a finished basement where it was done without obtaining a permit.

    On occassion there will be buyers that are concerned with the lack of permit but this can usually be overlooked if its the right home.

    On a negative side the new buyer may find themselves with higher property tax increase as a finished basement not only increases the usuable square footage of your home but will also increase sale value which will in turn increase your assessed value.
